EBSC Lending Provides $26.2MM Financing for Affordable Seniors Housing Complex in Michigan

EBSC Lending provided $26.2 million in financing for a 41-unit affordable seniors housing complex located in Michigan. The borrower, nonprofit owner-operator will use the proceeds to refinance existing debt and fund capital improvements and preserve the property’s affordability status. Specific upgrades will target unit interiors, building exteriors, elevators, common areas and building systems like security, backup electricity and medical alert. Other improvements slated for the property are unit repairs, two new heating systems, a new fence, security camera upgrades and the extension of a laundry room. The community features a mix of predominantly one-bedroom units, with some studios and two-bedroom units. The redevelopment of the property will create new loft-style apartments. All 41 apartments will be reserved for low- and moderate-income seniors, with 13 units reserved for households earning below 30 percent of the area median income (AMI), 11 for those below 60 percent of AMI, and 17 for households below 80 percent of AMI.

The Sponsor, an experienced hospitality owner and operator, purchased the asset from a long-time owner that was transitioning out of the market. Since the acquisition, the borrower successfully refreshed the building while also increasing census to over 97 percent occupancy. The fixed-rate debt was structured at a 85 percent loan-to-value ratio with a five-year term, including 36 months of interest-only payments. In addition, the terms were negotiated to include the ability to pay off the loan with no prepayment penalty. "Martin and his team have done an excellent job with this asset to bring it to where it is today, and this loan gives them the fuel to continue this value creation." Stated the sponsor.
